Designed by architects Berlinger and Kaufman and built in in 1928 as a hotel, this Crown Heights co-op was known as The Dearborn. The entrance was grand one, boasting of not only a terrazzo tile entrance but parquet flooring in the individual units.
WindowFix, collaborated closely with the board of directors, building architect, the property manager, and the building architect, before undertaking the project of replacing 1000 custom-made, thermally broken, commercially-rated windows in the brick building.
In order to satisfy the various and sundry requirements of this particular project, we chose aluminum windows from Crystal Window and Door, a one of the leading manufacturers in the fenestration industry.
We were awarded this project based on our unique abilities to adhere to the architect’s requirements for not only the installation but the particular window system, as well.
Recognizing the individual wants and needs of each individual unit owner, we presented a wide variety of options in order to appeal to their inclination including any desired upgrades.
With a focus on enhancing appearance as well as serviceability, the unit owners were given the opportunity to customize their windows in terms of interior finish and hardware.
Choices offered included paint colors, including two-tone options, along with sound-deadening glass for added quietude, along with AC installations which were NYC Code-compliant, child safety guards to create a safer habitat, and emergency fire egress gates as an added safety measure.
In obliging each unit owner’s desires, we assessed each upgrade on an individual basis. This approach ensured that the wants and needs of all unit owners were fulfilled, leading to an optimal experience for all parties involved in the project.
Through exacting planning and concerted teamwork with everyone involved at every level of this project, we installed the 1000 commercially-rated windows without a hitch.
The custom-made, thermally-broken aluminum windows supplied by Crystal Window and Door significantly enhanced the energy efficiency and overall aesthetics of the complex.
The precision of execution coupled with the realization of the architect’s specifications showcased our years of experience managing window projects on a large scale.
By offering bespoke upgrade options the unit owners, we once again demonstrated our commitment to ensuring the satisfaction of each individual and meeting diverse needs within the complex.
In complying with NYC Code standards for the installation of child safety guards and AC installation kits, we reflected our deep regard for safety and willing compliance with local regulations.
Professional installation of these life-saving features not only enhanced the living experience for residents but also provided peace of mind to property managers and the board of directors.
By addressing each unit owner’s preferences separately, we ensured that all windows replaced and the desired upgrades blended in with the original taste and artistry of the building.
The results were a holistic realization of the architect’s vision while providing gratifying improvements according to the varied preferences of the unit owners, all while maintaining a uniform aesthetic cohesion.
Our execution of this elaborate window project stands as a testament to our ability to take on a large job with many variables, numerous personal tastes, and yet perform to the satisfaction of all parties involved.
Working hand in glove with the board of directors, the property manager, and architect, we provided a one-of-a-kind solution that improved both the appearance and usability of the windows while catering to the individual inhabitants.
The choice of Crystal Window’s line of thermally-broken units is typical of our commitment to providing the best product for the project as we replaced the obsolete windows with modern and stylish aluminum replacements.
By focusing on meeting the NYC Code standards, we ensured the not only the safety but the comfort of the residents. Once again, WindowFix demonstrated their commitment to executing a large-scale project with precision and professionalism.
